Limited Land Supply

With 84% of land on Bribie Island now protected, the waterfront development of Pacific Harbour will be the last of its kind.

The New South Wales Government has banned future canal devlopment and Queensland looks like following suit, creating an even higher demand for those existing. In addition, Bribie Island's population is limited - now approximately 14,000, this will not exceed 30,000 due to the limited residential land availability.

Environmentally protected land, Bribie's population limit, government moves to ban canal developments and the unique island location set Pacific Harbour apart from any other coastal and waterfront address.

Due to these restrictions on development and population limits, Bribie Island will maintain its unique seaside village atmosphere - no traffic lights, no high-rise buildings. The laws of supply and demand will ensure maximum capital growth potential.

"If the State Government has its way there will be no more residential canal estates built in Queensland. The inevitable consequences of this directive will be strongly rising prices of existing waterfront houses.

When this attracts the attention of investers prices will skyrocket, as happened to Noosa real estate prices following the proposal to apply a population cap"- Midwood Report February 2001
